Guidance when selling
Selling a property can be a stressful time; here are a few tips to help you along the way.
Choosing an agent
It's a good idea to speak with family and friends to see which agent they have used, a recommendation via word of mouth is invaluable. It's not always about the price it's about the quality of service you receive. Talk to the agent, they are there for you and will tailor the service to suit your needs.
Getting the property market ready
Have a good look around, are the walls marked? Are there things that need fixing, Is the garden a mess? how much curb appeal does the property have? Is it clean? your agent can gie you advice on all of these things. They may also be able to recommend people to carry out the work should you need them.
Having everything in order
If the boiler hasn't had a service in a long time, get a professional in to do this, if it's been done already out the paper work in to a folder along with any electrical or window certificate or guarantees etc. It's good to have them to hand when a sale as been agreed and the solicitors ask for them.
Solicitor
Once a sale as been agreed, it's important to choose a good solicitor. Your agent can help with this. Remember they are dealing with solicitors on a daily basis and can recommend one to you. Speak to your solicitor regularly and any information requested, try and send it in to them as soon as possible so this doesn't delay the sales process.
Removal Company
Again this is something the agent can help with; they can recommend good companies to use. It's a good idea to colour co-ordinate the box’s to a specific room.
Moving date
Once the sale is established agree on a moving date. It's good to have a date to work to for all parties involved. It isn't set in stone and can be changed at any time.
Vacating the property
Once you have exchanged and completion is imminent aim to be out of the property as soon as possible on completion day or just before. You could complete first thing in a morning, your new buyer will be keen to get the keys as soon as possible.
Leaving the house in good order
On leaving the property once sold, make sure the property is cleaned throughout, and presented well for the new owners. As you know it's very stressful and manic the last thing they feel like doing is cleaning all through the property.
Leaving a manual
A little manual is a nice touch for the new owners explaining how the central heaitng boiler works, when the bins go out, good local restaurants, vets etc.
